BROWNFIELD HOUSING
 
KEY DEVELOPMENT FEATURES

  • The 40,000 sq ft existing footprint of old brick sheds is to be replaced with just 17,500 sq ft of new family housing

LANDSCAPE DESIGN

  • The existing woodland setting is to be retained and improved with new high quality planting and hard landscaping
  • Linked and clustered housing groups will make for more efficient use of space, reduce visual impact, enhance thermal performance and microclimate and encourage a sense of community
  • The affordable housing will be well integrated and undifferentiated in materials and form
  • Mainstream housing will offer exceptional space standards and large gardens, with double garages and high quality specifications
  • Hedging, timber gates and fences will enhance privacy and give clear definition to private and public spaces
  • Play areas to be designed and specified with input from the local community
  • Communal parking is to be off-street in small landscaped areas with controlled lighting
  • A site is allocated for a ‘pavilion’ providing all-weather community and recreation space for residents and holiday visitors
HOUSING DESIGN
  •  Design and specification will seek to minimise  waste and pollution, maximise adaptability through the whole life of the development
  • Predominant use of white lime render, enriched by the wooded setting is intended to give an attractive crisp, uplifting appearance
  • Thick timber framed walls will incorporate extra high levels of insulation
  • Lime render provides a natural, flexible, vapour-permeable, low maintenance finish
  • Double glazed timber windows with low-emissivity glass and argon filled cavities will reduce heat loss
  • All housing will be barrier free and conform to the Scottish Executive’s Secure by Design accreditation scheme
  • Prefabricated SIPS insulated panel construction will significantly reduce site construction time and construction impacts
  • District heating and CHP fuelled by on-site generated renewables will supply 100% carbon free heating, hot water and electricity with solar water heating as a supplement
  • Orientation and fenestration will help maximise solar gain where possible
  • Low toxic emission finishes and coatings and low water-use fittings will be used throughout
  • Road and building bases will re-use aggregate from demolition of  existing brick sheds
  • Foulwater will be treated on-site with an adoptable sewage treatment system with reedbeds
